Garage Door Repair in Katy, TX: Costs and Local Rules (2026)

Last reviewed Reviewed by the Garage Repair Quote editorial team 4 min read 6 sources

Short answer

Garage door spring replacement in Katy typically runs $150 to $340 in 2026 and a new single door $690 to $2,670 installed, the same as Houston, since Katy shares the Houston metro labor market. Inside Katy city limits, garages, remodeling and electrical work need a city permit, filed through Katy's online portal.

Key facts

  • The City of Katy requires a building permit for remodeling, electrical work and garages, among other jobs, and has adopted the 2021 International Building Codes and the 2023 National Electrical Code.[2]
  • Katy's median home was built in 2003, and 80.7% of occupied homes in the city are owner occupied (Census ACS 2020 to 2024).[3]
  • The city of Katy spans parts of Waller, Harris and Fort Bend counties.[4]

Garage door repair cost in Katy

No price guide we checked publishes a Katy-only number. Katy is part of the Houston-Pasadena-The Woodlands labor market, the 10-county area the Bureau of Labor Statistics uses for wages, which includes Waller, Harris and Fort Bend counties[1]. So our Houston cost pages are the right yardstick here:

Job in Katy (2026)Typical rangeWhere the number comes from
Basic repair (align, lubricate, rollers), per door$173 to $318Houston repair guide
Torsion springs, pair, single door$150 to $340Houston spring cost
Opener, unit plus installation$290 to $880Houston opener cost
New single door, installed$690 to $2,670Houston new door cost
New double door, installed$990 to $3,470Houston new door cost

Those ranges start from national prices and scale the labor share by Houston-area repair wages. They are planning numbers, not quotes.

Permits in Katy

The City of Katy's Permit and Building Services Division says a building permit is needed for "most types of construction and property improvements"[2]. Its list includes remodeling and roofing, electrical and plumbing work, and "storage buildings, carports, garages, and workshops," plus any work that adds or removes walls[2]. Katy builds under the 2021 International Building Codes and the 2023 National Electrical Code[2].

What that means for a garage door job:

  • Springs, cables, rollers. Not on the city's list. These are repairs to an existing door.
  • Full door replacement. Garage doors are not named[2]. If the header, framing or opening size changes, that is remodeling and needs a permit. Call the city before a like-for-like swap.
  • A new opener outlet or circuit. Electrical work is on the permit list[2].

Permits are filed through Katy's online Civic Access portal, where you can also track status and book inspections[2]. Contractors register with the city, and the portal account is tied to that registration[2]. Card payments carry a fee of 3.95% or $3.00, whichever is greater[2].

The key local catch is jurisdiction. The city of Katy covers parts of three counties[4], and the "Katy" area on a mailing label is much larger than the city. Homes outside city limits do not use the city's permit office. If you are in unincorporated Harris County, see our Cypress page for how the county handles permits.

Katy homes and what they mean for the job

The Census Bureau's latest five-year survey puts the median year built for homes in the city of Katy at 2003, and 80.7% of occupied homes are owner occupied[3]. About 54% of homes were built in 2000 or later, while roughly 20% predate 1980[3]. That gives the city a split housing stock.

  • Homes from the 2000s and 2010s. Many still have their first springs and first opener. After 10 to 20 years of daily use, it is common for a spring break and an opener upgrade to come up in the same visit.
  • Older homes. A door from before 1980 may have extension springs, wood panels or no photo-eye sensors. Ask whether it makes more sense to replace the door than to keep fixing it.
  • Mostly owner occupied. With four out of five homes owner occupied[3], most Katy jobs are booked by the owner directly. Renters should go through the landlord.

Katy sits inland. TDI's windstorm program covers 14 Gulf counties plus five Harris County cities east of State Highway 146[5][6]. Waller and Fort Bend are not among the first tier counties[6]. Gulf storms still reach Katy, so a door with a wind load label is worth asking about on any replacement.

Many Katy-area homes are in master-planned communities with deed restrictions. Read yours before you change the door's color, style or windows.

Choosing a company in Katy

Texas has no state license for garage door technicians. In the city of Katy, contractors register with the city to pull permits[2]. Ask each company:

  • Is my address inside Katy city limits, and does this job need a city permit?
  • Are you registered with the City of Katy, and who files the permit?
  • Will a new door match the opening, or do you need to change the framing?
  • If I need a new outlet, who does the wiring and pulls the electrical permit?
  • What warranty covers parts, and what covers labor?

When to call a pro

  • A spring, cable or bottom bracket is broken: these hold stored energy and are not DIY work.
  • The door is coming down crooked or fast, or it has jumped the track.
  • You are replacing the door and the header or framing looks damaged once the old door is off.
  • The opener needs a new outlet or circuit: that is permitted electrical work inside Katy[2].

More questions

Do I need a permit to replace a garage door in Katy?

Katy's permit page does not name garage doors. It does require permits for remodeling, garages and electrical work. A same-size door swap is not addressed, so ask Katy Permit and Building Services before the job, and plan on a permit if the opening, framing or wiring changes.

My address says Katy. Does the city's permit rule apply to me?

Only inside Katy city limits. The city is small, about 7,900 occupied homes in the latest Census count, and many homes with a Katy mailing address sit in unincorporated Harris, Fort Bend or Waller County. Check your property tax record to see which jurisdiction you are in.

Is garage door repair cheaper in Katy than in Houston?

We found no published source that prices Katy on its own. Katy is part of the same federal wage area as Houston, so we use the Houston ranges. Expect $150 to $340 for a pair of torsion springs and $290 to $880 for an installed opener.
